Executive Team

Pat Gunne
Chief Executive
Pat founded 3RE in 2020 after selling Green REIT plc, Ireland’s first real estate investment trust which he cofounded in 2013, to Henderson Park in November 2019 for €1.6bn enterprise value / €1.3bn equity value. He originally joined Green Property in January 2009 as Managing Director of the various Green Property businesses, initiating the development of a multibillion real estate workout business on behalf of banks and private equity firms post GFC. He was formerly European Board Director of CBRE and on the Advisory Board of the European Public Real Estate Association (‘EPRA’) from September 2018. In 2023 3RE formed a joint venture with Aermont to invest in the London office cycle with a ‘brown to green’ focus in a dislocated opportunity set.
Michael Tapp RICS
Repositioning & Development
Mike leads development delivery at 3RE, bringing over 35 years of hands-on experience building, refurbishing and repositioning large-scale office assets across London. Before 3RE, he co-founded Viridian Property in 2017. Mike’s career includes significant time at Green Property, where he established a UK office development business and managed distressed NPLs and Bank Workouts. He also worked at Miller Developments, building a £450m UK and European investment platform. Earlier, Mike spent a decade at St Quintin Chartered Surveyors. His experience includes managing and selling over £1bn of commercial real estate for various lenders, as well as building, refurbishing, or repositioning over 2 million square feet of office space in the UK. At 3RE, Mike focuses on repositioning, asset management, and real estate investment, particularly in large office properties.
Michelle Ang RICS MSCSI
Operations & Finance
Michelle oversees the operational and financial workstreams at 3RE, ensuring the business runs as a cohesive whole across investment, finance, asset and development management. Previously, she worked alongside Pat Gunne at Green REIT plc, supporting the management of the company's €1.6bn portfolio. She also served as an external advisor to Ireland's largest residential REIT, leading investor relations and corporate development, and was a committee member of the EPRA Investor Relations Committee. Michelle holds an Executive MBA from Trinity College Dublin, a Masters in Real Estate, and a BSc in Finance. She is a qualified Chartered Surveyor (RICS and MSCSI).
Tom Leader RICS
Repositioning & Development
Tom is a qualified Building Surveyor with particular expertise in complex office refurbishment, contract procurement and construction management. Having worked alongside Mike Tapp throughout his career, he brings a complementary and proven skillset across technical due diligence, contractor management and project delivery. He began his career at St Quintin, where he built and led a Fund Monitoring team. Since 2006, Tom has managed all UK developments at Green Property, specialising in complex repositioning projects. In 2017, he co-founded Viridian Property with Mike Tapp, further expanding his industry involvement.
Caroline Halton
Asset Management
Caroline leads 3RE's Irish asset management activities, drawing on over two decades of experience in portfolio and asset management across the real estate sector. Before 3RE, she was Executive Director at Goldman Sachs Asset Management, where she oversaw the company's Irish real estate portfolio, leading the repositioning of Blanchardstown Shopping Centre and managing equity and debt transactions across office, PRS, and hotel assets. Prior to that, she held senior positions at CBRE and Green Property. Caroline is a qualified Chartered Surveyor.
Stephen Mulcair
Finance & Investment
Stephen is Finance and Investment Manager at 3RE, with responsibility for investment analysis, capital structuring, and financial oversight across the firm's transactions. His role spans underwriting, capital planning, and the financial governance that supports the execution of 3RE's investment strategies. Before 3RE, he was Manager of Investor Relations and Capital Markets at IRES REIT plc, where he worked closely with senior management on the internalisation of the REIT's management company, capital allocation analysis, shareholder engagement, and long-term strategic planning. The role gave him direct exposure to public market investors, capital raising, and the governance and decision-making processes of a listed real estate platform.

Stephen holds a Bachelor of Commerce from University College Dublin and has completed Level I of the CFA Program.
David Mulcair RICS MSCSI
Asset Management & Sustainability
David leads 3RE's UK asset management activities, with responsibility for strategic direction across the portfolio and sourcing value-add investment opportunities in the UK market. Before 3RE, he spent six years at Henderson Park as Director of Investment & Asset Management, where he executed transactions across London, Dublin, and Lisbon across value-add and core-plus strategies, leading leasing programmes and repositioning initiatives across commercial and residential assets. Previously, David was an Asset Manager at Green Property REIT Ventures DAC, the investment manager to Green REIT plc, where he developed and executed asset business plans, managed transactions, and oversaw leasing and property management across the portfolio. David holds a BSc (Hons) in Property Economics from Technological University Dublin and an MSc in Finance from UCD Michael Smurfit Graduate Business School. He is a Chartered Surveyor, accredited by both RICS and SCSI.

Stephen Hubbard
Senior Advisor (Non Executive)
Stephen built his career at CBRE, the global leader in property advisory services, where he progressed through multiple senior positions before serving as UK Chairman until his retirement in 2019. Since that time he has been Chairman of Workspace plc, London’s leading provider of flexible offices. He maintains several strategic advisory positions, including serving on the board of the Australian Super/BL joint venture responsible for the Canada Water development. Most recently, in May 2024, Stephen was appointed Chairman of the King's Cross Central Limited Partnership.
